Town of Lebanon Planning Committee Meeting Minutes February 28, 2005 Present: Sharon Feucht, Kathy Bero, Mary Welles Also present: Ben Gomez The meeting was called to order at 7:05 pm. Posting of the meeting was confirmed and the minutes were read. A motion was made and seconded to accept the minutes. The minutes were approved as read. The Joan Braunschweig land division request to separate 1.88 acres from her existing four acres was discussed. Her son would like to build a home on that site in the future. It was discussed that this division did not meet the minimum two-acre rule. The reason given was the placement of the existing septic mound. The property meets all other requirements and will be accessing Poplar Grove using Maple Lane. The property is currently zoned residential. A motion was made and seconded to approve the land division. The motion passed unanimously. The David Schaefer land division request to separate two acres from the existing 163 acres was discussed. The division meets the minimum requirement for lot size and frontage. It is the second division on this parcel. The first division was done three years ago. His daughter will purchase the parcel to build a home. She is the herd manager of the farm and needs to be close to the herd. A motion was made to grant the division with a deed restriction to be placed on the property disallowing any other divisions. Mr. Schaefer agreed to the deed restriction. The motion passed unanimously. There was continuing discussion on ordinance updates and density issues. The next meeting will be on March 22, 2005 at 7 pm. A motion was made and seconded to adjourn.
